Although the gap is large, the real estate charging market is “squatting”
In order to speed up the construction of electric vehicle charging infrastructure, local governments have issued policies to explicitly propose that the proportion of charging piles for residential and commercial real estate should not be less than 10% to meet the increasing demand for charging. At present, the charging pile ratio of residential and commercial real estate is generally less than 1%, and even the more electrified Beijing is far from meeting the standard. According to data provided by the Beijing Urban Management Committee and the Transportation Committee, the proportion of residential residential charging piles in Beijing is about 3%. The ratio of residential charging piles required by the Beijing Municipal Government is 18%, and there is still a considerable gap.
Although many industry decision makers hope to respond to policy calls and meet the needs of the owners, they are “squatting” because of profit and safety issues.
Before finding a good solution, building a charging pile is a loss-making business. First of all, high cost is a problem. A DC fast-filling pile, if the power capacity, cable and land use are included, the cost is already several tens of thousands of yuan, and this is only the initial investment, and the management and maintenance costs of the later charging pile are also quite a lot. Even if it is a slow-mixing pile, the cost will be several thousand yuan. Second, the profit margin is not big. The market price of the charging service fee is generally 0.8 yuan / kWh, and the industry average utilization rate is less than 15%. Without an intelligent solution, it is almost impossible to make a profit.
In addition to this, there is the last "safe" hurdle. According to public statistics, in the first half of 2018, the electric car fire caused by charging reached 4 times, accounting for half of the total. The cause of the fire is mainly concentrated in the battery management system is not perfect, the communication is not compatible, and the battery overcharge and short circuit caused by communication obstacles with the charging device.

Based on historical data from its own platform stations, Zhichong measured the revenue of residential and commercial real estate charging stations.
Assume that the commercial shopping center is equipped with 10 DC charging piles. With the smart charging solution, all the upfront investment costs including equipment and construction can be recovered in only two years. In the third year, the net profit is 1.125 million yuan. If the residential community is equipped with 10 AC piles and the smart charging solution is used, the net profit will be 21,000 yuan in the first year.
The actual operating figures are also optimistic.
Taking Youtang Shopping Center as an example, Zhichong planned 3 AC charging piles C2 and 2 DC charging piles C6. In December last year, the average charging time of the shared charging station of Youtang Zhichong reached 36 times/day, with an average usage rate of 46.5%, which was more than three times the industry average. It is worth mentioning that the station has recovered all the up-front investment costs in the middle of 2018, only one and a half years.

Taking the Poly Lily Garden Community as an example, Zhichong has planned three AC charging piles C2. Last year, the average usage rate of these three exchange piles exceeded 17%. Due to the low investment cost of the AC pile, the residential property recovered the full cost in only half a year.
